Annual & repeat maintenance explained
Annual and repeat maintenance means booking gutter clearing as a regular visit rather than an emergency. Each visit is a full clean, channel, outlets, hoppers and downpipes, with a flow test, the roof and gutter check-over, and before-and-after photographs. Both one-off cleans and repeat visits are available.
The logic is straightforward. Nearly every expensive gutter and roofline repair started as debris that nobody removed, and the cost of removing debris is a fraction of the cost of repointing a wall, replacing rotten fascia or resetting a sagging run. Regular clearing turns an unpredictable repair bill into a small planned one.
Frequency is matched to the property: once a year for most homes, twice a year under tree cover or on an exposed hillside plot. Card, cash or bank transfer, free quotes, no call-out charge, and no obligation to commit to anything beyond the visit you have booked.
Who it is for
- Homeowners who would rather not think about the gutters at all
- Properties under trees that block every single autumn
- Exposed hillside plots around Ramsbottom, Bromley Cross and Harwood
- Landlords and letting agents needing dated evidence of maintenance
- Older properties where the roofline benefits from being watched year on year
- Anyone who has just paid for damp or repointing work caused by an overflow
What's included
- One-off or repeat annual cleans
- Same check-over and photo record each visit
- Card, cash or bank transfer accepted
What happens if it is left
Gutters do not fail suddenly, they fail on a schedule that nobody is watching. Debris builds for two or three years, the run starts holding water, seals harden, a bracket lets go, and then one wet autumn the whole thing overflows onto a wall that has already had two winters of splashing. The bill arrives all at once.
The reactive pattern is also more expensive per visit. Emergency clearing usually means clearing plus a repair plus, sometimes, realignment, all things that would have been a small adjustment if they had been caught the year before at the roofline.
And the damage that gets missed is the damage inside the fabric. Wet fascia timber, saturated wall heads and water tracking behind a gutter do not announce themselves until there is a stain on a ceiling. By that point the repair is roofing and joinery work, not gutter work.
Common mistakes
- Only booking a clean once water is already coming over the front
- Leaving it three or four years because nothing looks wrong from the ground
- Using a different person each time, so nobody knows what changed since last year
- Keeping no record, so there is no evidence for a landlord, agent or insurer
- Assuming guards mean the system never needs looking at
- Cleaning only the front elevation year after year
How the WorkIs Carried Out
Step 1
Free quote and a sensible frequency
From photos and your postcode or a site visit, you get a fixed price and an honest recommendation on whether once or twice a year suits the property.
Step 2
First visit: full clean
Every run cleared, outlets and downpipes cleared and flushed, flow tested to the gully, a proper baseline rather than a light tidy.
Step 3
Check-over and photo record
The roof and gutter check-over is carried out and photographed, which becomes the record the next visit is compared against.
Step 4
Repeat visit at the agreed interval
You are contacted when the next visit is due. The same clean, the same flow test, the same photo record, so changes year on year are obvious.
Step 5
Anything found is quoted, not assumed
If a repair is needed you get photographs and a price, and it is your call. Card, cash or bank transfer, with a satisfaction guarantee on the work.
What you get out of it
Predictable cost
A planned clean from £59 instead of an emergency clearance plus repairs plus repointing.
Nothing to remember
You are contacted when the visit is due rather than noticing the problem yourself in a downpour.
Problems caught early
The same roofline is looked at every year by the same roofer, so changes stand out while they are still small.
A dated photo record
Before-and-after photographs every visit, which is exactly what landlords, agents and insurers ask for.
One-off is fine too
There is no lock-in. Book a single clean and decide about repeat visits afterwards.
Insured and guaranteed
£5 million public liability cover and a satisfaction guarantee on every visit.
Annual & repeat maintenance in detail
Choosing once or twice a year
Once a year suits an average property on an open plot with no overhanging trees. The best window is late autumn, after the leaves are down but before sustained winter rain.
Twice a year suits anything under tree cover, anything with a shaded moss-prone roof slope, and exposed plots that catch wind-blown debris. Those visits usually sit in late autumn and again in spring, once winter rain has washed the roof down.
What a visit always includes
Every run cleared rather than only the front elevation, outlets and hoppers cleared, downpipes cleared and flushed, and a flow test through to the gully. Vacuum, ladder work or both, chosen for the property on the day.
Then the roof and gutter check-over, joints, brackets, fascia, soffit, the lowest roof courses, and the photo record. Ground swept and left tidy. Nothing extra is carried out without being quoted and agreed first.
The value of the same eyes each year
Comparison is what makes maintenance worth more than repeat cleaning. A joint that was weeping slightly last year and is dripping this year is a small repair now; noticed for the first time in three years, it is a wet fascia board.
That year-on-year picture also makes quotes honest. When there is a photographic history of the run, there is no need to take anybody's word for whether something has got worse.
Landlords, agents and multiple properties
For rented property the photo record is often the point: a dated set of images per visit evidencing that the roofline was maintained and showing its condition at the time.
Repeat visits can be arranged across more than one property, and quotes are given per property so the costs are clear rather than bundled. Payment by card, cash or bank transfer.
